Your friend advises you that his neighbor, Sam Click, wants to sell his 4,000 square foot home. As a local Realtor you would like to get this listing. You contact Sam Click and he agrees to give you the listing.

However, Sam indicates that he will not give you an exclusive right to sale listing because he wants to retain the right to sell the property himself without owing a real estate commission. He will, however, give you an exclusive agency listing. What should you do? 

Should you accept such a listing from Sam Click? Are there any provisions that you would propose including in the listing contract to give yourself some protection?
