X is a defendant in civil case for collection of sum of money. The court finding preponderance of evidence against him, ordered him to pay the total sum of six hundred thousand pesos (Php 600,000.00). To satisfy the judgment, the sheriff levied his property located in Dipolog City. The property was then sold at public auction to which Y, the judgment-creditor was the highest bidder. For X's failure to redeem the property within the time prescribed by law, a final deed of conveyance was executed and registered with the Registry of Deeds. Later, Z filed an action for annulment of the sale in favor of Y claiming that the property was previously sold to him.
a.) If the sale executed by the sheriff will be annulled, is X liable? Reason.
